Affordable Homes in Fostoria

There are currently 5 affordable homes available through the Seneca County Land Bank located at 1310, 1314, 1318, 1322 and 1326 Walnut Street in Fostoria.

The development of the new homes was funded through Ohio Department of Development’s Welcome Home Ohio grant program.  The homes may not sell for more than $180,000 and are anticipated to be sold for $140,000 to $160,000.

The homes are available to individuals and families who meet the income requirements below:

Household of 1: annual income may not exceed $47,750

Household of 2: annual income may not exceed $54,550

Household of 3: annual income may not exceed $61,350

Household of 4: annual income may not exceed $68,150

Household of 5: annual income may not exceed $73,650

Household of 6: annual income may not exceed $79,100

Household of 7: annual income may not exceed $84,550

Household of 8: annual income may not exceed $90,000

Income limits are based on gross household income. Household income is based upon all adult earner income, 18 years and older, currently living in the home. Household size is based on the total number of people living in the household. For example, 2 adult income earners, and 2 children, would be a household of 4 with both adult earner incomes counting toward the annual household income.

In addition to meeting the income limits, the homebuyer must agree to:

  • Live in the home as their primary residence for at least five years.
  • Agree not to rent out any portion of the property.
  • Complete and return the Seneca County Welcome Home Ohio Application Packet
  • Provide valid mortgage pre-approval from a recognized lender and other required documents as specified in the application packet. (Minimum loan approval $100,000)

Completed applications are currently being accepted on a rolling basis as the home become available for purchase.  All applications for 1310 Walnut Street are due by April 30.

All applications will be reviewed for completeness and income qualification.  This process can take up to 3 weeks, so all interested home buyers are encouraged to submit completed applications as soon as possible.

Information on the Available Homes

There are two styles of homes available.  The Taylor, located at 1310, 1318, and 1326 Walnut which is a 1,380 square foot 2-bedroom, 2 bath home with a single car garage, front/side deck, utility room, and all new appliances.  The Sherman, located at 1312 and 1314 Walnut Street, is a 1,304 square foot 2-bedroom, 2 bath home with a single car garage, back deck, utility room, and all new appliances.  All homes will have seeded yards and landscaping.
